    We do not offer tenant-find only services. The new legislation makes this too risky for landlords.

02 — No Compromise

Why we don't do 'Let-Only'.

The Renters' Rights Act 2025 — the most significant reform to private rented sector legislation in over 40 years — comes into force on 1 May 2026. It introduces more than 30 distinct new obligations for landlords, with penalties ranging from £7,000 to £40,000 per breach.

A basic 'let-only' service ends at tenancy commencement, leaving you to manage all ongoing compliance independently. We believe that is simply not good enough. That is why Advocate Lettings exclusively offers comprehensive managed and rent collection services.

We offer two tiers of service. Both include the full tenant find, referencing, Right to Rent checks, and onboarding as standard within the setup fee. Neither is a let-only service.

One-off Tenant Find & Setup Fee

Payable on successful tenant introduction and move-in. Includes full referencing, Right to Rent checks, tenancy agreement, and deposit registration.

Total peace of mind.

Full Management

Our most comprehensive service. We take full responsibility for every aspect of your tenancy — from finding the right tenant to managing the day-to-day, handling all compliance, and protecting your investment throughout.

13% + VAT

£130 + VAT per month on a £1,000 rent

Tenant Find & Onboarding

  • Professional property marketing and advertising
  • Full tenant referencing — identity, credit, income, employment, previous landlord
  • Right to Rent checks in accordance with the Immigration Act 2014
  • Anti-discrimination compliant tenant selection
  • Preparation and execution of the tenancy agreement
  • Deposit registration with a government-approved scheme

Rent & Financial Management

  • Monthly rent collection and landlord statements
  • Arrears monitoring and prompt pursuit
  • Annual rent review recommendations
  • Service of Section 13 / Form 4A rent increase notices
  • First-Tier Tribunal support in the event of a rent challenge
  • Rent Guarantee & Legal Protection available (subject to eligibility)

Property & Compliance Management

  • Periodic property inspections with written reports
  • Maintenance coordination and approved contractor management
  • End-of-tenancy deposit negotiations and dispute management
  • Utility and council tax notifications on change of occupancy
  • Out-of-hours emergency coordination
  • Awaab's Law compliance — legally enforceable damp and mould timeframes
  • Decent Homes Standard and HHSRS assessment support

Legal & Regulatory Compliance

  • All prescribed notices served using correct statutory forms
  • Section 8 possession proceedings management
  • Compliance deadline monitoring — gas safety, electrical safety, EPC
  • Landlord Database registration support (from late 2026)
  • Landlord Ombudsman registration support (from 2028)
  • Member of The Property Ombudsman — full redress scheme coverage

Additional fees apply for certain services

Including: Annual Rent Review (£120 + VAT), Section 8 notices (£295 + VAT), Court/Tribunal attendance (£150/hr + VAT), project management on works over £1,000 (15% of project value + VAT), and licensing applications (£120 + VAT).
